Surprise Farms in Surprise, Arizona

Within the sprawling suburbs of Surprise, Arizona -there is a community that is home to Surprise Farms. It’s actually a community that includes several subdivisions, family-friendly parks, and schools for the kids. While it’s not the newest development in Surprise, let’s find out what makes this little community so appealing for its current residents and new AZ transplants.

A Well-balanced Community Selection

Surprise Park is comprised of houses and start-up dwellings that were all started back in 2002. Much of Surprise Park are single-family residential homes that were developed in the first phases of construction. The entire community will eventually include no more than 6800 homes when the final homes are built. The size of each home ranges from 1200 square feet (for starter homes) to 5000 square feet (for luxury executive-style homes).

The community itself is not yet finalized as a "Gated Community", but as the final master plan gets underway, you can be sure that Surprise Farms will be gated when construction is completed. And while most of the community does have small businesses peppered throughout, the larger stores are no more than a couple minutes away including Safeway, WinCo Foods, Fry's, and Sam's Club. It’s not all that far from the new construction that’s happening in Prasada.

Green parks around every corner

It's a wonderful idea that every neighborhood should have a park, and for Surprise Farms they aim to please. There are 150 acres of park space with green grassy fields all within Surprise Farms. This includes no less than 45 open grass field areas for recreation and a total of 15 kid-friendly parks. They further feature a total of 4 softball fields too. At the center of the community is Surprise Farm's Community Park.

This is the biggest park that offers a full range of relaxation and sporting activities that go hand in hand with family values. You’ll find picnic areas, walking trails, a splash pad zone for hot days, and a skate park for older kids and teens. There is a wonderful dog park for owners to let their doggos run freely as they like. One particular highlight is four baseball fields, each of which includes public bleachers, covered dugouts, and public bathrooms.

Great Educational School Access

Located within Surprise Farms there’s a total of 5 schools that have been evenly spaced throughout the community. There are elementary schools, middle schools, and high schools that cater to local kids living in Surprise Farms. All of these schools are public to attend and don't require more than a basic registration to have your kids go to any of these. Here’s a nice list of what you’ll find there:

Canyon Ridge

This public school takes students from grades PK-8 and has a bit more than 900 students at this school.

Cimarron Springs Elementary School

This school also takes on students in grades PK-8 with a little more than 800 students attending.

Western Peaks Elementary

Yet another elementary school that has grades PK-8 with a total of 870 students that are attending.

Willow Canyon High School

This school takes students that are attending grades 9-12 and has more than 1800 students in attendance each year.

Dysart Unified School District

The Dysart Unified School District serves the Surprise Farms community and encompasses grades PK-12. It further has over 24,000 students attending.

Close to Growing Businesses

We’ve talked about the latest developments at The Village as Prasada, which is right around the corner from Surprise Farms. Among the newest businesses that are already open include big favorites including Costco, Walmart, Sprouts Farmer's Market, and many more of these big box stores to come. As for great eats and restaurants, they have further opened Lou Malnati’s Pizzaria, Cold Beers and Cheeseburgers, Firebirds Wood-fired Grill, Barrio Queen, and O.H.S.O. Brewery.

There is also TJ Maxx, Floor and Décor, Marshalls, PetSmart, Ross, Sprouts, HomeGoods, Five Below, FatCats, Total Wine, and Ulta that are slated to open as well. As for big business, there is good news for Surprise residents that are looking forward to the plans for Bonita Ranch. This is a multi-million dollar semiconductor factory and microchip manufacturer company that will employ thousands when it's up and running.

In recent news, the city of Surprise finally approved the Bonita Ranch project this last January, so there should be construction starting sometime this year.
